THE HOME GUIDE SYSTEM - SECTION 3.0 - ROOF
ROOF INSPECTION OVERVIEW

The roof inspection form includes construction and style, materials and components, attic, chimneys, gutters and more. The five-year replacement probability is very helpful to the client also. It covers nearly thirty external roof conditions. These items are clearly defined in the glossary and, as with the rest of the report, are very easy to understand.

FOUR-PART ROOF INSPECTION FORM
Inspection companies that have switched to The Home Guide Report System find that inspection times decrease do to the specific oriented VISIBLE CONDITIONS list.  This list has been compiled to allow the inspector to quickly address the most common issues while depending on the glossary for general explanations.  Imagine dealing with the issue of DEFECTIVE OR IMPROPER FLASHINGS in six different locations on the home.  The Home Guide makes it easy, but most of all, the client is well informed without having to spend valuable time trying to locate and understand your evaluation of the issue.
MAINTENANCE TIPS

Due to the less-intense force of the sun's rays, steeply-pitched roofs generally last longer than shallow pitched roof surfaces.  In particular, shallow pitched wood shingle roofs will also age more due to poor drainage.

It's because of issues like these that we include a very helpful list of maintenance tips. How many times have you seen valleys in roofs saturated with wet leaves and debris?  A simple maintenance schedule can prevent costly repairs due to leaks in the future.  Let the client know, and always follow up with annual contact.

CROSS REFERENCE GLOSSARY FOR EXTERIOR INSPECTION
This 16-page glossary defines many different materials and components, from OSB to roll roofing. It also provides the client with diagrams that allow them to see multiple-truss types, roof styles, an attic view and so much more.
